  1. As a landlord myself, I don’t know any landlord that would be crazy enough to allow this. I prohibit this in my lease to prevent it from happening.

    1. @TopVillain an LLC is a business. I don’t have to sue your personal because if I rent it out to an LLC I’m not coming after you individually I’m coming at the company. Wise up fella. I’ve seen folks try an pull that πŸ’© and lose their whole business then that alone will effect your personal.

    2. @InfiniteXP I’m curious why not? If you are getting the rent and have an amazing company (Airbnb) insuring all damages so you don’t have to worry about them, it seems like a win win scenario. On top of that, you are getting a tenant that does a thorough clean every week and takes ownership of the property. I would be worried about it being a party house if you had a big house that you were renting out, but in my experience with the Airbnb I own, I never get partiers there because it’s a 1400 sqft home that only attracts couples or smaller families.

  2. Landlords do do this. What this guy isn’t telling you is that he has to actually rent the apartment from the landlord with a lease before he can do this. So if no one rents his airbnb he loses $1200-$2000 per month.

  4. Even better and more realistic: you manager everything from the owner or renter for a service fee. You get much less risk and you can scale up focusing on the service you really provide

  5. You gotta be careful with this one. Yea it works but you need to make sure the landlord is cool with it.

  6. Your lease will most likely explicitly prohibit this, either specifically says no airbnb or any short-term rental or just straight no sub-lease. Any standard lease agreement will have a clause prohibiting sub-lease.

  8. I’ve done it as a landlord the guy was never late and kept up with the property sure I can cut his legs underneath him but why go through the hassle if I’m making money.
